Who needs an EICR.
- Landlords in England: at least every 5 years, and between tenancies is good practice
- Houses in multiple occupation, where the duties are tighter still
- Businesses, as part of maintaining a safe workplace installation
- Homeowners: generally recommended every 10 years, or when buying
- Anyone buying a property with an installation of unknown age
- Before and after major work, or where a fault keeps recurring

How often do landlords need an EICR?
In England, private landlords must have the electrical installation inspected and tested at least every 5 years, give the report to tenants, and supply it to the local authority within 7 days if asked. Any C1, C2 or FI must be remedied within 28 days, or sooner if the report says so.
What do the codes mean?
C1 is danger present and needs action immediately. C2 is potentially dangerous and needs remedial work. C3 is improvement recommended and does not by itself make a report unsatisfactory. FI means further investigation is required.
How much does an EICR cost?
It depends on the number of circuits, the size of the property and how accessible the installation is.
Will the power be off?
Yes, for parts of the test. We will tell you roughly how long, and work around anything critical on site where we can.
